How the collaboration works in practice

You submit a project with whatever information you have: a sketch, photos, existing drawings, cadastral information or a brief description of what the client wants. On that basis we provide a fixed price and a schedule within one working day. No post-calculation afterwards and no surprises on the invoice.

We then produce the drawings: floor plans, elevations, cross-sections and details, with a structural calculation or 3D visualisation where needed. Throughout the process you have one dedicated point of contact who knows your project, keeping consultations and revisions brief and concrete. You receive the set for review before it is finalised.

Where desired, we submit the building permit and handle the aesthetic review, so you do not have to spend time on it yourself. You receive the complete, permit-ready set in the agreed formats, ready for use on site. If you work with us regularly, we formalise this process in a partnership proposal with fixed arrangements.

Exactly what you receive

You receive a complete drawing set, not just a single floor plan. Standard means floor plans of existing and new situation, facade elevations, cross-sections, site plan and the relevant details. The set is designed to be permit-ready and to be used on site, not only to submit an application.

Where the project calls for it, we supplement the set with a structural calculation from our in-house KIWA-certified structural engineer, for example for a beam, floor or foundation, and with a 3D visualisation for the client or the aesthetic review committee. Structural work and drawings thus come from one source, which saves coordination and lead time.

We deliver in the standard formats. You receive the drawings as PDF for review and application and as DWG so you can open and edit them in your own CAD environment. If you have a preferred delivery method or naming convention, we agree on that upfront as your partner.

Permit and aesthetic review fully taken off your hands

A large part of the work surrounding a renovation or new build lies not in the drawing itself but in the application. We handle the building permit from start to finish: compiling the dossier, submitting it via the Omgevingsloket and managing the aesthetic review and any queries from the municipality.

Because we know the aesthetic policy of each municipality and substantiate the application accordingly, 90 per cent of our applications pass the aesthetic review first time. That saves you the correction rounds and the delay that a rejected application normally causes. Should a query from the municipality arrive, we handle it as your dedicated point of contact.

For you as a contractor this means you can outsource the entire process from drawing to permit and only step back in once the permit is in place. Your client has a single party handling the paperwork and you keep your own time free for the construction.

For contractors who regularly bring us work, we put together a partnership proposal with fixed partner rates and a tiered structure that scales with your volume. We work with a fixed price per project that you know upfront, so you can incorporate the drawing costs cleanly into your own quote. We discuss the exact rates and tier structure based on the type of work and the expected number of projects per year.

Lead time is just as important to a contractor as the price. We deliver within four weeks as standard and within one to two weeks on an express basis. This allows you to respond to a client who is in a hurry or to a gap in your schedule, without the drawing work becoming the bottleneck.

Because we are a team and work digitally, we can absorb peaks in workload. If a tender comes in or several projects run simultaneously, we scale up without you having to go to another studio. As a fixed partner you effectively have a flexible drawing department on standby, without the fixed overhead of in-house draughtspeople.

We draw for renovations across the full range: roof extension, dormer, adding a storey, extension, conservatory, basement, property splitting, facade alteration, internal wall openings and more. For most residential contractors this is everyday work, and we have a thorough grasp of the associated permit procedures and aesthetic review requirements.

We also handle new build projects, from a detached house to larger developments, including the structural work and the complete permit set. We also take on the conversion of existing property, for example transforming a building into residential units, with all the associated drawings and calculations.

Finally, we also work on utility and commercial construction, such as warehouses, commercial premises, and outbuildings.
