§01 The difference

An application that just gets approved

A building permit is the official approval from the municipality that you need in order to build or renovate. Tekenpunt compiles the complete application and submits it via the national permit portal, from €500. After submission, the standard municipal decision period of 8 weeks applies.

What goes into a complete application

A building permit is a fixed file of six components. If one is missing, the municipality returns the entire application. We compile these documents completely on your behalf and submit them.

The digital application form in the Omgevingsloket, fully completed with the correct activities, location details and application data. This is where self-submissions most commonly go wrong.

Drawing up the application form

We set up the application in the Omgevingsloket: the correct activities, location and details. You authorise us and we complete everything correctly so the municipality can process the application.

      §09 How it works

      From check to granted permit

      One dedicated point of contact, a tight schedule and no surprises. We prepare the application within 1 to 2 weeks; after that the municipality's decision period applies.

      STEP 01

      Intake & permit check

      By phone or digitally, approximately 30 minutes. We discuss your plan, check whether a permit is required and assess it against your municipality's zoning plan. You receive a fixed-price quote the same day.

      STEP 02

      Compiling the dossier

      We compile the complete application file: application form, site plan, construction drawings, spatial justification and aesthetic review documents. You receive the file for your review.

      STEP 03

      Submit via Omgevingsloket

      With your authorisation we submit the application on your behalf via the Omgevingsloket. All documents complete in one go, so the municipality can process the application immediately.

      STEP 04

      Municipal processing

      The municipality checks against the zoning plan and aesthetic standards. We stay in contact, answer questions and provide supplementary information as needed. We resolve issues before they become a refusal.

      STEP 05

      Decision

      You receive the municipality's decision. If approved, you can get started. If anything is queried or refused, we revise free of charge and resubmit until the permit is in order.

      Q01Do I need a building permit?

      For many renovations yes, for some no. We carry out a free permit check in advance so you know exactly where you stand.

      Q02What does a building permit application cost?

      Preparation and submission starts from €500. A complete process with guidance through to the decision is around €995. Municipal fees are paid separately to the municipality.

      Q03How long does the procedure take?

      We prepare the application within 1 to 2 weeks. After that, the municipal decision period of 8 weeks for the standard procedure applies.

      Q04What if the building permit is refused?

      We adjust the application at no extra cost in response to municipal comments and resubmit. With the Plus package we also handle objection proceedings.

      Q05Do you also handle the drawings?

      Yes. The drafting work falls under our construction drawing service and the permit builds on it. You can combine both with us.

      Q06Do you work across the Netherlands?

      Yes. We submit the application to your municipality, anywhere in the Netherlands, and are familiar with or verify the local requirements.
