    A concrete foundation beam on piles or a slab foundation, depending on the soil conditions. The base on which the extension rests.

    Almost always a flat roof with bitumen or EPDM and a neat roof trim. A flat covering is required for permit-free projects.

Challenge: A family in Haarlem had a small kitchen that was separate from the living room. They wanted a spacious open kitchen-diner at the rear with plenty of light towards the garden, but did not know whether a permit was required or how far they could extend.

Our approach: We checked the design against the permit-free rules: rear facade, flat roof, within the rear garden area and up to 4 metres deep. No permit required. We delivered a complete, dimensioned drawing with foundation, floor detail, a large glazed facade and the connection to the existing wall, plus a light structural calculation for the span.

Result: 18 m² extra living space, a light open kitchen-diner and no permit process. Drawing in 4 weeks, the contractor could start straight away.

Q01Is a rear extension permit-free?

Often yes, up to a certain depth. An extension at the rear facade within the rear plot area is usually permit-free if it has a flat roof and remains approximately up to 4 metres deep (depending on plot size and the conditions of the BBL and the Environment Act). At the front or side, or for a listed building, a building permit is required. We check it free of charge.

Q02What does an extension drawing cost?

A permit-ready extension drawing starts from €1,195, depending on the situation. The construction itself (by a contractor, not us) is indicatively between €1,500 and €2,500 per m², depending on finish, glazing and foundation.

Q03How deep can an extension be?

Without a permit, a rear extension is usually possible up to approximately 4 metres deep, provided it is within the rear plot area and has a flat roof. Beyond that depth or for a larger plot, more may be possible with a permit. We assess your exact situation.

Q04Does an extension require a foundation?

Yes. An extension rests on its own foundation, often a concrete foundation beam on piles or a slab foundation, depending on the ground conditions. We include this in the construction drawing and, for larger spans, in the structural calculation.
