Building permit & aesthetic review
When something requires no permit, how the aesthetic review works, and what we arrange for you at the municipality.
V01Do I always need a building permit for my renovation?
Not always. Many alterations to the rear of a property are permit-free, for example a dormer on the rear roof surface or a modest extension. At the front, for a corner house, or for a listed building, a permit is usually required. We assess your plan against the permit-free rules free of charge and tell you honestly whether an application is needed.
V02What is aesthetic review and how likely is approval?
The aesthetic review is the municipality's assessment of whether the appearance of your renovation fits its surroundings. Every municipality has its own aesthetic policy. Because we know those rules and align the drawing accordingly, approximately 90% of our applications pass the aesthetic review first time. In a protected townscape or for a listed building, the review is stricter and we coordinate the design in advance.
V03What does a permit-ready drawing mean exactly?
A permit-ready drawing is a drawing that meets all the requirements set by the municipality and the Building Environment Decree, so that the application can be submitted and approved. It is not a casual sketch or a template, but a dimensioned drawing that you use to apply for the permit and that the contractor can build from.
V04Do you also handle the permit application with the municipality?
Yes. In addition to the drawings, we can submit the complete building permit application via the Omgevingsloket and handle all communication with the municipality on your behalf. You don't need to look anything up yourself. We keep you informed of the status until the permit is received.
V05What if the municipality asks additional questions?
That does happen occasionally. A municipality may request a supplement or clarification. We handle those requests for you as part of the assistance included with the application, at no extra effort on your part. If an aesthetic review comment arises, we adjust the drawing and resubmit.

What does a drawing cost, how quickly do you get a quote and what exactly do you pay for. All prices are from-prices.
P01What does a construction drawing cost at Tekenpunt?
A construction drawing starts from €595 for a defined intervention such as a dormer or wall opening. Larger projects such as a roof extension or extension start from €1,195 to €1,495. These are starting prices; the exact amount depends on the scope and complexity of your situation. You always receive a fixed price upfront with no surprises.
P02How quickly will I receive a quote?
Usually within 1 working day. Send us your situation with a few photos and a brief description of what you want. You will receive a fixed-price quote. The quote is without obligation.
P03Are your prices all-in or are there additional costs?
Our quote for the drawing work is a fixed price with no hidden costs. Municipal fees (the costs of the permit application itself) and any structural calculation are listed separately so you know exactly what you are paying for. The contractor's construction costs are separate from our fees.
P04Can you also carry out the construction work?
No. We are an architectural and drawing studio and handle the design, the drawing and the permit. Construction itself is carried out by a contractor or specialist builder of your choice. Our drawing is prepared in such a way that any contractor can get started with it straight away.
P05Why are you not the cheapest option?
Because you receive a permit-ready drawing, not a standard template. We know your municipality's aesthetic policy, assess against the current rules and manage the application, which means 90% pass the aesthetic review first time. A rejected or unusable cheap drawing ultimately costs you more time and money.
Process & delivery time
How long does the drawing take, how does the permit procedure work and what does the collaboration look like step by step.
L01How long does it take for my drawing to be ready?
We deliver a permit-ready drawing within 4 weeks of approval and receipt of the information as standard. If you are in a hurry, our express service can deliver in 1 to 2 weeks. If a permit is required, allow for the statutory decision period of the municipality on top of that.
L02How long does the building permit application take at the municipality?
For a standard building permit the municipality applies a decision period of 8 weeks, which can be extended once by 6 weeks. For more complex projects or listed buildings an extended procedure may apply that takes longer. We submit complete and accurate applications so the procedure does not face unnecessary delays.
L03What does the process look like step by step?
First a no-obligation conversation and a fixed-price quote. Then we produce the design and drawing, which we go through with you and adjust until everything is right. Next we submit the permit application (if required) and manage the process. Finally you hand the drawing to your contractor and construction can begin.
L04How many revision rounds are included?
Every project includes consultation and adjusting the drawing until it matches what you want and what is permitted. Minor adjustments and corrections are included in the price. If you change the entire plan halfway through, we agree in advance whether this affects the quote.
L05Can I have a drawing made on an express basis?
Yes. With our express service we deliver a permit-ready drawing in 1 to 2 weeks instead of 4 weeks. This is useful when a sale, financing or construction schedule cannot wait. Indicate in your request that it is express and we will schedule it immediately.

Which files you receive (PDF, DWG, 3D), which drawings are included in an application and when you need a structural calculation.
T01In which file formats do I deliver the drawing?
You receive the drawing as standard as a scaled PDF, suitable for the permit application and for your contractor. On request we also supply the editable DWG file (AutoCAD), so a structural engineer or other party can continue working with it.
T02What is the difference between PDF and DWG?
A PDF is a fixed, print-ready version of the drawing to scale, ideal for submission, printing and sharing. A DWG is the editable CAD source file in which dimensions and layers can be adjusted. For the permit and the contractor the PDF is sufficient; for further technical work you use the DWG.
T03Do you also make 3D visualisations?
Yes. In addition to the 2D construction drawing we can produce a 3D visualisation or impression of the design on request. This helps you to see your renovation in advance and is useful for an aesthetic review or when consulting your family or neighbours.
T04Which drawings are included in a building permit application?
A complete set typically includes the existing and new situation, floor plans, elevation drawings, sections, a site plan and detail drawings where needed. We compile the set that your municipality requires for the application, so the submission is complete first time.
T05Do I also need a structural calculation?
That depends on the type of work. Removing a load-bearing wall, adding a roof extension or building a larger extension often requires a structural calculation. We advise whether it is needed and can arrange the calculation by a certified structural engineer, priced separately in the quote.

W01Do you work across the Netherlands?
Yes. Tekenpunt works across the Netherlands. We do all drawing work remotely and submit the permit digitally to your municipality, wherever you live. We have completed projects in every province, from the Randstad to the regions.
W02Do you need to visit for a site survey?
Usually not. For most projects, clear photos, dimensions and any existing drawings or a survey report are sufficient to work remotely. If a site visit is still necessary, we arrange this. Working remotely keeps costs and lead times low.
W03How do I submit my information if you don't visit on site?
You send us photos of the property, the dimensions and, if you have them, existing construction drawings or a cadastral drawing. We tell you exactly what we need. With that information we produce an accurate scaled drawing, even if we have not visited in person.
W04Are you familiar with the rules of my municipality?
Yes. For every application we consult the aesthetic policy and zoning plan of your municipality. The permit-free rules are the same nationwide, but aesthetic review requirements differ per municipality. That is why we tailor the drawing to the location where you live.
