Survey Week 1

Survey of the existing situation

We record the existing property to scale. This can be done via a site visit with a 3D scan, or you supply photos, measurements and any existing construction drawings yourself. That way we work from a reliable base.

Drawing in CAD Week 2-3

Drawing in CAD

We draw floor plans, elevations and sections to scale in CAD, with an area calculation in accordance with NEN 2580. You receive a first version for review and we incorporate your feedback in a revision round.

3D & aesthetic review Week 3-4

3D, details and aesthetic review pre-assessment

We produce a 3D impression and the required detail drawings, and assess the design in advance against your municipality's aesthetic policy. It is precisely this preliminary research that means 90% of our applications pass aesthetic review first time.

Delivery Completion

Delivery of the complete package

You receive the complete set as PDF and editable DWG. Revisions within the agreed scope are included, and if the aesthetic review requests a change, we correct it free of charge until the drawing is approved. After that you can apply immediately or proceed to construction.

You receive a fixed-price quote. You pay what we agreed, with no additional charges afterwards.

Adjustments within the agreed scope and aesthetic review corrections are free of charge until the drawing is fully approved.

§03 Lead time

How long does the whole process take?

We typically complete the drawing itself within four weeks. If a building permit is required, the municipal decision period is added on top of that.

In a hurry? With express service we deliver the drawing within 1 to 2 weeks, at an additional charge.

If a building permit is required, the municipality's decision period of approximately 8 weeks applies, separate from our drawing work.

§04 Frequently asked questions

Questions about the process

Q01Do I need to be present for the site survey?

That is possible but not always necessary. For a home visit with a 3D scan we come at a time that suits you. If you prefer to supply your own photos and measurements, we work with those. We will let you know exactly which information we need.

Q02What if the drawing is not approved straight away?

No problem. After the first version we incorporate your feedback in a revision round. Revisions within the agreed scope are included in the price. If the aesthetic review committee requests a change, we correct it free of charge until the drawing is approved.

Q03Do you also submit the building permit on my behalf?

Yes, if you want that we handle the complete building permit application with your municipality. We check the design against the aesthetic policy in advance, which means 90% passes the aesthetic review first time. The municipal decision period of approximately 8 weeks is separate from our work.

Q04Do you work across the Netherlands?

Yes. Our office is in Amsterdam, but we draw for projects across the Netherlands. We do the drawing work remotely and submit any permit to your municipality. For every municipality we know or check the aesthetic policy.
