What is a care annex?

A care annex is a self-contained residential unit created adjacent to or within an existing home, allowing a family member to live nearby and receive care. Tekenpunt produces the permit-ready drawing from €1,295, ready in 4 weeks or express in 1-2 weeks. With a formal care indication it is often permit-free.

A care annex (also known as a kangaroo home) is an independent living unit built next to or within an existing home, so a family member can live close by and receive care. These are the elements we draw.

Challenge: A family in Ede wanted their mother (74 years old, WLZ care indication) to live nearby. The garden was large enough for a care annex of approximately 40 m² against the side facade. They were unsure whether a permit was required and how the division of utilities should be arranged.

Our approach: We assessed the situation against the Environment and Planning Act: care indication present, extension as an associated structure, plot sufficiently large. Permit-free. We produced a fully accessible design with its own entrance, living room, kitchen, bedroom and adapted bathroom. The contractor could start immediately with our dimensioned drawings.

Result: 40 m² independent care annex, step-free and wheelchair accessible. No permit procedure required. Drawing in 4 weeks, construction completed in approximately 10 weeks.

Care indication as the key

Permit-free construction requires a demonstrable care need. A WMO decision, WLZ indication or a GP's statement is sufficient in most municipalities. We advise which document your municipality accepts.

Temporary or permanent

A care annex may be temporarily reversed when the care need ceases. Where it is realised permit-free, this is even a legal condition. We always draw in a way that makes later dismantling or repurposing straightforward.

Q01Do I need a building permit for a care annex?

It depends on the situation. Under the Environment Act (BBL), a care annex is often permit-free as an ancillary structure, provided there is a demonstrable care need (care assessment or care declaration) and the dwelling meets the floor area limits. Without a care assessment, for a larger self-contained unit, or for a detached building, a building permit is required. We carry out the check free of charge.

Q02What does a care annex drawing cost?

A permit-ready drawing for a care annex starts from €1,295. The price depends on the form (integrated, as an extension or as a detached unit) and any extras such as 3D visualisation, permit assistance or structural calculation. The construction costs themselves are carried out separately by a contractor.

Q03How large may a care annex be?

As an attached structure to an existing home, a permit-free care annex may cover up to approximately 150 m² of floor area (depending on the plot). Care annexes are typically built between 25 and 60 m², spacious enough for a self-contained living area with its own bathroom and kitchen.

Q04Does a care annex need to be step-free?

Yes, step-free and wheelchair-accessible design is standard for a care annex. We draw wide doorways (minimum 85 cm), flush thresholds, a step-free shower and sufficient turning space for a wheelchair. This is included in our standard design.

Q05How long does it take?

We deliver the drawing within 4 weeks (express: 1-2 weeks). If a permit is required, the municipality has an 8-week decision period. We handle the entire application so you do not have to keep track of it.
