Attic room too dark and ceiling too low
The owners of the property in Holtenbroek had an attic room that was barely usable: the ceiling started at just 1.4 metres and there was only one roof window for light. The room was used as a storage room, but the aim was a proper children's bedroom. The municipality of Zwolle applies strict dimensions for permit-free dormers on front roof surfaces, which left limited margin.
02 · Our approach
Dimension calculation for permit-free framework with maximum utilisation
We carefully verified the Zwolle conditions for permit-free dormers on front roofs: width maximum 4.6 metres, height maximum 1.5 metres and at least 0.5 metres behind the ridge. By designing the dormer to exactly the maximum dimensions, we achieved the optimal result within the permit-free framework. The drawings contained all the dimensions the prefab manufacturer needed for direct production.
03 · Result
Light-filled bedroom without a permit procedure
After fitting the dormer, the attic room gained 6 m² of extra usable floor area and a standing height of 2.1 metres in the central section. Three large window sections provide ample daylight. Because the dormer was permit-free, no application had to be submitted and the contractor could start immediately. The total lead time from commission to installation was 4 weeks.
