Detached villa on a wooded plot in het Gooi
The clients had purchased a plot of over 1,800 m² in Laren, situated within the protected Gooi landscape. The zoning plan permitted residential use but imposed strict requirements regarding building volume, roof form, and materials in keeping with the wooded character. In addition, the new build had to align with the existing building lines, and a nitrogen assessment had to be included in the permit application.
02 · Our approach
Design managed in-house from start to finish
We designed a two-storey villa with a compound pitched roof connecting to the surrounding villas along the ribbon. The layout was tailored to the family's living requirements: living room on the south side, bedroom wing on the first floor and an integral garage. The structural calculations were submitted simultaneously with the building permit application. In coordination with the municipality of Laren and the Gooi en Vechtstreek permit service, the dossier was completed in two rounds.
03 · Result
Permit in 10 weeks, contractor can start immediately
The building permit was granted within 10 weeks of submission. Thanks to the completeness of the file, the municipality did not request any additional information. The contractor received construction-ready drawings and details with which he could start immediately. The villa was completed in the autumn of 2024: 320 m² detached property, well integrated into the green surroundings of Het Gooi and fully in accordance with the zoning plan.
