§01 What is the

What is a veranda?

A veranda or canopy is a covered outdoor space, attached to the rear facade or freestanding in the garden. In the rear plot area, a canopy is often permit-free.     Roof beam / purlin

    The horizontal beam at the top that supports the roof. Attached to the wall plate or on an additional purlin, depending on the structure.

    Studs / columns

    The vertical load-bearing elements (timber, steel or aluminium). Spacing and dimensions determine the appearance and the structural calculation.

    Roofing

    Glass, polycarbonate, slate or roof tiles. Each choice has different light transmission, thermal insulation and fire safety implications. We draw it all out.

    Rainwater drainage / stormwater drainage

    Gutter and drainpipe are a mandatory part of the drawing. Connection to the municipal drainage system or an infiltration box in the garden.

    Concrete pads or screw foundations under the uprights. Depth and size depend on soil conditions and load.

    Side wall or sliding doors (optional)

    An open canopy has no side walls. A veranda can be partially or fully enclosed with a sliding door or glass wall.

Challenge: A family in Apeldoorn had a spacious back garden but could only sit outside occasionally due to unpredictable weather. They wanted a covered outdoor space of around 18 m² attached to the rear facade, but were unsure whether it could be done without a permit.

Our approach: We checked the design against the Building Environment Decree: the rear garden area was large enough, the height remained well below 3 metres, and there was no listed building status or special zoning restrictions. Permit-free. We delivered a complete dimensioned drawing with foundation plan (screw piles), purlins, roof layout and rainwater drainage.

Result: 18 m² of covered outdoor space, no permit procedure and the contractor could start within a week of receiving the drawing. The canopy is now in use all year round.

Permit-free?

Rear plot area, no listed building status, total built-up area below 50% of the plot and height not exceeding 3 metres: a canopy is generally permit-free in these circumstances. We verify this in the drawing.

Material advice

Aluminium or steel are durable and low-maintenance. Timber gives a warmer appearance. For the roof covering, glass (maximum light), polycarbonate (lighter and cheaper) and a solid roof (maximum insulation) are the most popular choices.

Rainwater and plot boundaries

Rainwater from the roof must not flow onto a neighbouring property. The drawing always includes a rainwater drainage solution. Also allow for the required distance to the plot boundary (typically at least 1 metre for permit-required construction).
