Extra living space with maximum natural light on the garden side. A conservatory at the rear is often permit-free up to 4 m deep. We produce the permit-ready drawing from €1.295, ready in 4 weeks.
A conservatory or garden room is a glazed or semi-open extension on the garden side of the property, ranging from an open canopy to an insulated extra living room. At the rear, a conservatory is often permit-free up to 4 metres deep. Tekenpunt delivers the permit-ready drawing from €1,295, ready within 4 weeks or express in 1-2 weeks.
A conservatory is a glass or semi-open extension on the garden side of a home. From a simple canopy to a fully insulated additional living space. These are the elements we draw.
Laminated safety glass or insulated roof panels. Decisive for heat gain and comfort. For an insulated conservatory: HR++ glazing.
The connection between the conservatory and the rear facade of the house. Watertightness and thermal break are critical here.
The facade infill in an aluminium or timber frame. A sliding door or folding wall creates a seamless transition between inside and outside.
Light foundation strips or concrete pads, depending on soil conditions. We determine this in the drawing so the contractor can start immediately.
Tiled floor or polished concrete, optionally with underfloor heating. Rainwater drainage via the roof to sewer or decking.
Aluminium is low-maintenance and available in any colour (RAL). Timber gives a warmer appearance and insulates well. We draw both variants.
Four questions, about 30 seconds. No obligation.
A conservatory at the rear of a non-listed building is often permit-exempt when the depth is a maximum of 4 m and the built-up rear garden area does not exceed 50%. We produce the drawing that complies with the regulations. From €1,295. Request a no-obligation quote for your exact situation.
Indicative calculator. The drawing is a fixed price; the construction is carried out separately by a contractor or conservatory builder.
* We handle the design and (if required) the permit. The construction is carried out separately by a conservatory builder or contractor; that amount is an estimate based on the surface area. Request a quote for the exact drawing costs.
From a simple canopy to an insulated extra room. We advise what best suits your use and budget.

Partially glazed walls, with one or more sliding doors that can be opened. Flexible in summer and autumn, protects against rain and wind.
Fully glazed walls with HR++ glass, insulated roof construction, underfloor heating and mechanical ventilation. A true additional living room that is comfortable even in winter.
A conservatory adds light and space without sacrificing garden area. Here is how it compares to an extension and a veranda.
The permit-free rules depend on position, type and surroundings. A few typical situations at a glance.
Example project · rear · permit-free · +14 m² bright living space
Challenge: A family in Bussum wanted to connect their kitchen-diner to the garden via a light, semi-open garden room of 14 m². The existing rear facade had an inviting position but no transition space. They were unsure whether a permit was needed and did not want a process taking months.
Our approach: We calculated that the conservatory at the rear fell within the permit-free limits: less than 4 m deep and the rear garden zone remained well below the 50% coverage threshold. We drew a semi-open garden room in an aluminium frame with a sliding door across the full width and an insulated glass roof.
Result: 14 m² of extra living space bringing light and garden inside, no permit process required and the drawing was ready within 4 weeks. The conservatory builder could get straight to work.
A conservatory adds light, but also requires thinking about heat, ventilation and costs. What you need to know for a comfortable choice.
Rear of the property, non-listed building, max 4 m deep, total outbuildings covering no more than 50% of the rear plot: a conservatory or garden room is often permit-free under the Environment and Planning Act (BBL). An open veranda sometimes has different thresholds. We assess your situation.
SOURCE · BBL / ENVIRONMENT ACT 2026Do you want to use the conservatory in winter too? Choose HR++ glazing (U ≤ 1.2), an insulated roof structure (Rc ≥ 3.5) and underfloor heating. Mechanical ventilation prevents condensation. We include this in the drawing so the installer can connect straight away.
ADVICE · HR++ glazing U ≤ 1,2 W/m²KA conservatory increases the property value and can be financed within a renovation mortgage (up to 106% of the value after renovation). Ask your mortgage provider about the options for energy-efficient conservatories.
BRON · NHG.NL 2026Often not. A conservatory at the rear, as an ancillary structure within the rear plot area, falls under the permit-free rules of the Environment and Buildings Decree (BBL). You may build up to a maximum of 4 m deep, provided the total area of outbuildings does not exceed 50% of the rear plot area. An open veranda (canopy) sometimes has different threshold values. We check your situation free of charge.
A permit-ready drawing for a conservatory or garden room costs from €1,295 (excl. VAT) at Tekenpunt. The exact price depends on the complexity, the type of conservatory, and whether you also need a permit or structural calculation. Construction costs via a conservatory builder are indicatively between €20,000 and €50,000 depending on floor area, materials, and insulation level.
A permit-free outbuilding at the rear may be at most 4 m deep (measured from the original rear facade). The total area of all outbuildings may also not exceed 50% of the rear garden area. Beyond those limits a building permit is required. Stricter rules always apply to listed buildings.
It depends on the type. An open veranda or semi-open garden room is seasonal, comfortable from spring through autumn. A fully insulated conservatory with HR++ glazing, underfloor heating, and mechanical ventilation can be used comfortably all year round. We advise on the insulation values and installations required and incorporate this into the drawing.
We deliver the drawing within 4 weeks (express in 1-2 weeks). If a permit is required, allow for an 8-week municipal decision period on top of the drawing period. The construction itself takes another 2-6 weeks depending on the type.
Yes. We draw conservatories and garden rooms across the Netherlands. We do the drawings remotely; any permit is submitted to your municipality. For every municipality we know or check the local rules and aesthetic policy.
