A conservatory or garden room is a glazed or semi-open extension on the garden side of the property, ranging from an open canopy to an insulated extra living room. Challenge: A family in Bussum wanted to connect their kitchen-diner to the garden via a light, semi-open garden room of 14 m². The existing rear facade had an inviting position but no transition space. They were unsure whether a permit was needed and did not want a process taking months.

Our approach: We calculated that the conservatory at the rear fell within the permit-free limits: less than 4 m deep and the rear garden zone remained well below the 50% coverage threshold. We drew a semi-open garden room in an aluminium frame with a sliding door across the full width and an insulated glass roof.

Result: 14 m² of extra living space bringing light and garden inside, no permit process required and the drawing was ready within 4 weeks. The conservatory builder could get straight to work.

Permit-free?

Rear of the property, non-listed building, max 4 m deep, total outbuildings covering no more than 50% of the rear plot: a conservatory or garden room is often permit-free under the Environment and Planning Act (BBL). An open veranda sometimes has different thresholds. We assess your situation.

Insulation for year-round use

Do you want to use the conservatory in winter too? Choose HR++ glazing (U ≤ 1.2), an insulated roof structure (Rc ≥ 3.5) and underfloor heating. Mechanical ventilation prevents condensation. We include this in the drawing so the installer can connect straight away.

Often not. A conservatory at the rear, as an ancillary structure within the rear plot area, falls under the permit-free rules of the Environment and Buildings Decree (BBL). You may build up to a maximum of 4 m deep, provided the total area of outbuildings does not exceed 50% of the rear plot area. An open veranda (canopy) sometimes has different threshold values. We check your situation free of charge.
