§01 What is the

What is a bay window?

A bay window is an extension on the front facade (sometimes side facade) of the living room with window frames on at least three sides, providing more natural light and a sense of space.     Flat or pitched bay window roof

    The roof of the bay window connects to the facade. A flat cover in EPDM or zinc is most common; a small pitched or lean-to roof suits older architectural styles.

    The closed panel at the bottom, from breast height to the floor. Solid masonry, rendered concrete or a timber-frame variant, depending on the structure and aesthetic requirements.

Challenge: A family in Den Haag lived in a 1930s mid-terrace house with a small, dark front living room. The windows were narrow with barely any daylight. They wanted more space and light but were concerned about the aesthetic review in their neighbourhood.

Our approach: We designed a classic bay window 3 m wide and 1.2 m deep, in keeping with the architectural style of the neighbourhood: a brick parapet, slender window frames with glazing bars and a zinc-covered flat roof. The design aligned with Den Haag's aesthetic policy for pre-war districts. We handled the permit application including the design quality plan.

Result: Permit granted in 6 weeks. A brighter living room with 5 m² of extra floor space, a noticeably improved appearance and a demonstrably higher assessed value. The complete drawing was ready in 4 weeks.

Almost always. A bay window is usually located on the front facade and is visible from the public road; this makes it subject to a permit with an aesthetic review. A small subordinate bay window on the side or rear facade can be permit-free under strict conditions of the BBL (Buildings and Living Environment Decree): maximum 1.5 m deep, maximum 2.5 m wide and no higher than 1 storey.
