A mezzanine floor (also known as an entresol or void floor) is an additional level inserted internally within a high space. It consists of a structure of beams, floor joists and a floor slab, matched to the existing walls and the desired load. These are the elements we draw and calculate.

Clear height above the mezzanine floor
A minimum of 2.10 m is required for a habitable room. This is the first check: does a full storey fit in your space?

Floor slab and finishing
Timber system floor, steel frame with concrete slab or Thermax floor elements. Thickness partly determines the clear height below.

Bearing on existing walls or steel beams
The mezzanine floor rests on the existing load-bearing walls or on new HEA/HEB steel beams. The structural calculation determines the section size.

Staircase and access
A sound staircase is mandatory. Minimum width 0.80 m, maximum rise 0.20 m (habitable space). We include the staircase in the floor plan drawing.

Clear height below the mezzanine floor
For habitable use a minimum of 2.10 m; for storage the municipality may accept 1.50 m. We verify this per municipality.

Fire and acoustic requirements
For independent living spaces or residential use, WBDBO fire-resistance requirements apply. We incorporate these into the drawing so your application is correct the first time.

Challenge: A couple in Utrecht lived in a loft in a former studio building. A beautiful space, but the open floor plan left no room for a bedroom. The clear height of 5.2 m offered space for a mezzanine floor, but they were unsure whether this required a permit and whether the existing structural walls could handle the additional load.
Our approach: We checked the load-bearing capacity of the existing walls via a quick structural scan and designed a mezzanine floor of 18 m² on HEA beams bearing on the existing concrete walls. Clear height below the floor: 2.60 m. Clear height above: 2.40 m. No permit required. The staircase was drawn as an open-tread stair to the left of the mezzanine, in keeping with the loft atmosphere.
Result: A full-size bedroom of 18 m², an open view over the loft from above and a pleasantly high ceiling in the living room below. Drawing and structural calculation ready in 4 weeks; construction completed in 3 days by a steel contractor.

What to know about building regulations and structure
A mezzanine floor may seem straightforward, but it touches on several sections of the Buildings and Living Environment Decree. We incorporate this into the drawing.
Clear height (BBL)
A habitable room requires a minimum of 2.10 m, both above and below the new floor. A lower requirement applies for storage. We check this as the first step in the feasibility assessment.

Structural calculation required
A mezzanine floor always involves structural work. Even when no permit is required, the structure must be demonstrably safe. We always produce a structural assessment; a full KIWA-certified calculation is optional.

If the mezzanine floor becomes an independent habitable space, WBDBO requirements (fire resistance between spaces) apply. We advise the correct floor build-up so you are not faced with surprises later.

Q01Do I need a permit for a mezzanine floor?
An internal mezzanine floor does not alter the appearance of the building and is therefore often permit-free. However, the structure must always comply with the Building Decree (now BBL): sufficient clear height above and below the floor, load-bearing capacity, a sound staircase and fire safety if it becomes a habitable space. For a listed building or if the structure requires a more substantial intervention, a permit is still required. We assess your situation free of charge.
Q02What does a mezzanine floor drawing cost?
A permit-ready construction drawing for a mezzanine floor or entresol costs from €995, including structural coordination. The construction itself (by a contractor) varies: a simple timber void floor costs approximately €8,000 to €15,000, a steel-frame mezzanine in an industrial unit €15,000 to €40,000, depending on area and load.
Q03What is the difference between a mezzanine floor and an entresol?
Technically they are the same structure: an extra floor installed inside a tall space. 'Entresol' is more commonly used in homes and shops (from the French), 'mezzanine floor' more in commercial and industrial settings. We design both.
Q04How much clear height do I need?
A habitable room (bedroom or study) requires a minimum clear height of 2.10 m both above and below the new floor. For storage or utility space less is permitted; 1.50 m can be sufficient. The minimum total ceiling height for a full mezzanine floor is therefore approximately 4.30 m (two layers of 2.10 m plus a floor thickness of approximately 0.20 m).
