Demolition with the right notification and drawings
Removing an extension, taking out a load-bearing wall or demolishing an entire building? We handle the demolition notification, demolition drawing and structural advice from 595 euro, ready in 4 weeks (express 1-2 weeks).
Demolition is the full or partial removal of a structure. With more than 10 m3 of demolition waste or in the presence of asbestos, a demolition notification is mandatory (at least 4 weeks in advance); for a listed building a building permit is required. If you remove a load-bearing wall, a structural calculation and shoring plan must be included. Tekenpunt handles the notification, the demolition drawing (existing and new situation) and the structural advice from 595 euro, ready within 4 weeks (express 1-2 weeks).
From the demolition zone to the temporary support structure. These are the elements we document in the drawing.

1
Existing situation
The part of the building that remains standing. We record the existing situation as the basis for the demolition drawing and notification.
2
Demolition zone
The part to be removed, hatched on the drawing. The scope determines whether a demolition notification is required (above 10 m3 of waste).
3
Load-bearing wall / structure
A load-bearing wall or floor that is affected. Removal is not permitted without a structural calculation for the new situation.
4
Temporary stamp
Temporary propping that supports the structure above during demolition, documented in a shoring plan.
5
Asbestos consideration
For buildings built before 1994, an asbestos survey is required before demolition. The result must be included with the notification.
6
Rubble removal / skip
The disposal of demolition waste. Above 10 m3 of rubble or in the case of asbestos, notification is mandatory and rules apply for separated waste disposal.
§02 Quick check
Do you need a notification or permit?
Four questions, about 30 seconds. No obligation.
1
How much are you demolishing?
2
Was it built before 1994?
3
Listed building or protected townscape?
4
Does the demolition affect a load-bearing wall or floor?
⚠ Demolition notification to the municipality
For more than 10 m3 of demolition waste, a demolition notification is mandatory at least 4 weeks in advance. If the demolition affects a load-bearing wall, a structural report and shoring plan must be included. We handle that.
§03 Costs
Calculate your demolition price
Indicative calculator. The drawing is a fixed price; the work you commission separately through a contractor.
* We handle the notification, drawing and structural advice. Demolition itself is carried out by a demolition contractor; that amount is an estimate. Request a quote for the exact drawing costs.
§04 Three variants
What demolition work do you need?
From stripping interior walls to complete demolition. The procedure and required structural advice differ per situation.
Internal demolition / stripping
Non-load-bearing internal walls and finishes removed, for example for an open floor plan. Often without notification, but a drawing of existing and new helps the renovation that follows.

Challenge: A family in Utrecht wanted to demolish an outdated rear extension of 22 m² and remove a load-bearing wall to open up the kitchen. The property dates from 1936.
Our approach: Given the year of construction, we first arranged an asbestos survey and prepared the demolition notification. Our structural engineer calculated a steel beam for the load-bearing wall and provided a propping plan for the temporary support during demolition. We drew the existing and new situation on one drawing set.
Result: Demolition notification without objection, safely demolished with a shoring plan and an open ground floor, ready for the subsequent renovation. The contractor had all documents in hand.
§08 Additional info
Notification, asbestos & structural work
Demolition may seem simple, but the rules around notification, asbestos and load-bearing structures are strict. What you need to know.
Demolition notification or permit
With more than 10 m³ of demolition waste or asbestos, a demolition notification is mandatory at least 4 weeks in advance. For a listed building or protected townscape a building permit is required.
SOURCE · Bbl / Environment Act 2026
Asbestos before 1994
Properties built before 1994 require an asbestos survey (SC-540) before demolition. We guide you through the process and incorporate the findings into the notification.
MANDATORY · Asbestos inventory SC-540
Load-bearing? Include propping plan
If you remove a load-bearing wall or floor, a structural calculation (replacement beam) and a shoring plan for temporary support are required. KIWA-certified structural engineer in house.

§09 Frequently asked questions
FAQ about demolition
Q01Do I need a permit or notification to demolish?
Usually a demolition notification, not a permit. If more than 10 m3 of demolition waste is involved, or if asbestos is present, you must submit a demolition notification at least 4 weeks in advance. Only for a listed building or protected townscape is a building permit required.
Q02What does a demolition drawing cost?
A demolition notification with existing and new drawing starts from €595. If a load-bearing wall is removed, a replacement beam and propping plan are added, totalling around €995. The demolition costs themselves are calculated separately with a demolition contractor.
Q03When is an asbestos survey required?
For buildings constructed before 1994, an asbestos survey (SC-540) is almost always mandatory before demolition. The result must accompany the demolition notification. We guide you through the process and incorporate the report into the documentation.
Q04Can I demolish a load-bearing wall myself?
Not without structural advice. Removing a load-bearing wall or floor requires a calculation for the replacement beam and a temporary propping plan. Our KIWA-certified structural engineer provides both.
Q05How long does it take?
We deliver the demolition drawing and notification within 4 weeks (express 1-2 weeks). After that, allow for the statutory period of 4 weeks between notification and start of demolition.
Q06Do you work across the Netherlands?
Yes. We prepare demolition notifications and demolition drawings for the whole of the Netherlands. The drawing and calculation work is done remotely; we submit the notification or permit to your municipality.
A fixed-price quote within 1 working day. We determine free of charge whether you need a notification or building permit and what structural work is involved.
