What is a garage conversion?

Converting a garage means making an unheated, uninsulated space habitable as an extra room, office or studio: insulating, closing off the garage door and connecting to the utilities. Challenge: A family in Amersfoort was using their attached garage as a storage room and wanted to turn it into a proper home office. They were unsure whether it was simply permitted and whether the space could be made warm enough.

Our approach: We assessed the residential zoning and parking standard: the garage did not count as a mandatory parking space, so the change of use was feasible. We drew an insulated floor, a sealed garage door with new frame, roof and wall insulation and the connection to electricity and heating.

Result: 16 m² of extra living space, a light and cosy home office and a clean change of use. Drawing in 4 weeks, the conversion by the contractor in a matter of weeks.

Change of use?

Converting an attached garage is often permit-free. However, using it as living space must be checked against the zoning plan: residential designation and parking standards. We verify this for your address.

Include insulation

FAQ about garage conversions

Q01Do I need a permit to convert my garage?

Sometimes yes, sometimes no. The renovation itself (converting an attached garage beneath the existing roof) is often permit-free. However, using the space as living accommodation is a change of use that can conflict with the environmental plan, for example the residential designation or the parking standard. In that case, a permit is required. We check your situation free of charge.

Q02What does the drawing for a garage conversion cost?

The drawing including change of use costs from €995. Construction itself (by a contractor) is indicatively between €1.000 and €1.800 per m², depending on insulation, window frames, floor and installations.

Q03Is it permitted under the zoning plan and parking standards?

This varies by municipality. Many municipalities apply a parking standard under which a garage counts as a parking space. If that space disappears, you often need to be able to park elsewhere or apply for an exemption. We check the zoning plan and parking standard for your address.
