Building a new warehouse, industrial hall or large barn? We produce the permit-ready drawing and guide the building permit process. Steel, timber or concrete. From €1.995, drawing in 4 weeks.
A warehouse is a new-build industrial unit, storage warehouse or large barn on your own land, constructed in steel, timber or concrete. A permit-ready drawing at Tekenpunt costs from €1,995 and is delivered within 4 weeks (express in 1-2 weeks). New build is almost always subject to a permit requirement, after which the municipality has an 8-week decision period.
A warehouse, industrial unit or large barn consists of a series of components that all feature in the permit-ready drawing. These are the building elements we design and draw.
Pitched or lean-to roof, clad with sandwich panels or corrugated sheets. Rooflights provide daylight without additional window frames.
The load-bearing skeleton of the warehouse. Steel portal frames for large spans (15-40 m), timber frame for smaller sheds up to approximately 400 m².
The primary access for vehicles and machinery. We size the door opening based on intended use.
Sandwich panels or corrugated sheets in steel or aluminium. Determines insulation value, fire class and appearance.
Optional: an internal office or canteen in light steel construction or system walls, separately ventilated and heated.
Concrete pads under the uprights, connected by a reinforced concrete floor. Carries the weight of the structure and its use (forklift, storage).
Four questions, about 30 seconds. No obligation.
A new build warehouse almost always requires a building permit. We check the zoning plan, assess the structure and handle the complete application. From €1.995 for the drawing. Request a no-obligation quote for your exact situation.
Indicative calculator. The drawing is a fixed price; the build costs are a rough indication based on standard m² rates for a shell steel structure.
* We handle design and (if desired) building permit and structural calculation. Construction is carried out by a contractor or warehouse builder; that figure is a rough indication based on typical build costs. Request a quote for exact drawing costs.
From a simple storage shell to a business hall with office space. We advise the option that fits your use, plot and budget.
A steel portal frame structure with sandwich panels. No internal office space. Fast, efficient and the most common construction method.
Unit with an internal office or canteen space. Separate climate control, independent heating and ventilation connection. Requires slightly more drawing work and a combined permit application.
A larger, open barn for livestock, machinery or crop storage. Often in timber frame or steel, with a wide overhead door or folding walls. Agricultural zoning required.
A warehouse is the most spacious and flexible storage solution on your own plot. Here is how it compares to an outbuilding and a residential extension.
The structural form determines the cost, span, appearance and required permit documents. An overview.

Challenge: A farmer in Barneveld wanted a new machinery warehouse of 240 m² on his land. He had already found a contractor but had no permit-ready drawings and was unsure whether the zoning plan allowed an additional building on the plot.
Our approach: We first checked the environmental plan of the municipality of Barneveld. The plot had an agricultural designation and offered scope for an additional outbuilding. We then produced a complete set of floor plans, elevation drawings and site plan that complied with the Building Decree requirements. At the client's request, we also provided the structural calculation for the steel trusses.
Result: Building permit granted within 8 weeks. The contractor could start immediately. Total Tekenpunt costs: €2.495 for the drawings and €700 for the structural calculation. The warehouse is now standing.
New build of a warehouse touches on several regulations. The most important ones listed.
New build of a warehouse is only permissible if the plot has the correct zoning designation (commercial, agricultural or storage). Where the zoning differs, an amendment procedure is required; we advise on feasibility.
SOURCE · OMGEVINGSWET 2024For a warehouse larger than approximately 50 m², a structural calculation is almost always required with the permit application. We coordinate this with a certified structural engineer.
SOURCE · BUILDING DECREE 2012 / ENVIRONMENT ACTA warehouse for business use may qualify for the KIA (small-scale investment deduction) or MIA/Vamil for sustainable construction. Consult your accountant.
SOURCE · RVO.NL / BELASTINGDIENST 2026Almost always yes. New construction of a warehouse or industrial building is subject to building permit requirements. In addition, the build must fit within the zoning plan: the plot must have a commercial, agricultural or storage designation. We check this as the first step.
A permit-ready drawing for a warehouse or industrial hall starts from €1,995. The total price depends on the floor area, the structural form (steel, timber or concrete) and whether you also commission the structural calculation and permit application from us. Request a no-obligation quote for your situation.
Steel structures (steel trusses with sandwich panels) are generally the most cost-efficient per m² for larger warehouses. Timber-frame construction is a good choice for agricultural barns up to around 400 m². Concrete structures are used for heavy loads or higher fire-safety classifications.
It depends on the intended use. A storage warehouse or industrial hall requires a commercial or agricultural zoning designation. If the plot has a residential designation, a warehouse is almost never directly permit-able. We check the zoning plan and advise on the feasibility of a change-of-use procedure.
We deliver the drawing within 4 weeks (express: 1-2 weeks). The municipality then has 8 weeks to decide on a standard building permit. For larger or more complex projects an extended procedure of 26 weeks may apply.
