§01 What is the

What is a warehouse?

A warehouse is a new-build industrial unit, storage warehouse or large barn on your own land, constructed in steel, timber or concrete. A permit-ready drawing at Tekenpunt costs from €1,995 and is delivered within 4 weeks (express in 1-2 weeks). New build is almost always subject to a permit requirement, after which the municipality has an 8-week decision period.

A warehouse, industrial unit or large barn consists of a series of components that all feature in the permit-ready drawing. These are the building elements we design and draw.

    Roof with skylights

    Pitched or lean-to roof, clad with sandwich panels or corrugated sheets. Rooflights provide daylight without additional window frames.

    Steel or timber structure (trusses)

    The load-bearing skeleton of the warehouse. Steel portal frames for large spans (15-40 m), timber frame for smaller sheds up to approximately 400 m².

    Overhead door / roller door

    The primary access for vehicles and machinery. We size the door opening based on intended use.

    Facade cladding

    Sandwich panels or corrugated sheets in steel or aluminium. Determines insulation value, fire class and appearance.

    Office or canteen roof extension

    Optional: an internal office or canteen in light steel construction or system walls, separately ventilated and heated.

    Foundation / concrete floor

    Concrete pads under the uprights, connected by a reinforced concrete floor. Carries the weight of the structure and its use (forklift, storage).

Example project: agricultural machinery warehouse

Challenge: A farmer in Barneveld wanted a new machinery warehouse of 240 m² on his land. He had already found a contractor but had no permit-ready drawings and was unsure whether the zoning plan allowed an additional building on the plot.

Our approach: We first checked the environmental plan of the municipality of Barneveld. The plot had an agricultural designation and offered scope for an additional outbuilding. We then produced a complete set of floor plans, elevation drawings and site plan that complied with the Building Decree requirements. At the client's request, we also provided the structural calculation for the steel trusses.

Result: Building permit granted within 8 weeks. The contractor could start immediately. Total Tekenpunt costs: €2.495 for the drawings and €700 for the structural calculation. The warehouse is now standing.

What to know about building a warehouse

New build of a warehouse touches on several regulations. The most important ones listed.

Zoning plan first

New build of a warehouse is only permissible if the plot has the correct zoning designation (commercial, agricultural or storage). Where the zoning differs, an amendment procedure is required; we advise on feasibility.

Structural calculation

For a warehouse larger than approximately 50 m², a structural calculation is almost always required with the permit application. We coordinate this with a certified structural engineer.

Q01Do I need a permit for a new warehouse?

Almost always yes. New construction of a warehouse or industrial building is subject to building permit requirements. In addition, the build must fit within the zoning plan: the plot must have a commercial, agricultural or storage designation. We check this as the first step.

It depends on the intended use. A storage warehouse or industrial hall requires a commercial or agricultural zoning designation. If the plot has a residential designation, a warehouse is almost never directly permit-able. We check the zoning plan and advise on the feasibility of a change-of-use procedure.

Q05How long does the building permit for a warehouse take?

We deliver the drawing within 4 weeks (express: 1-2 weeks). The municipality then has 8 weeks to decide on a standard building permit. For larger or more complex projects an extended procedure of 26 weeks may apply.
