§01 The difference

From rough sketch to approvable drawing

A construction drawing is the complete set of technical drawings required by the municipality for a building permit: floor plans per storey, elevation views, sections and details. At Tekenpunt you have a permit-ready 2D set drawn from €595, delivered within 4 weeks or express in 1-2 weeks.

      Four weeks to your permit package

      One dedicated point of contact, a tight schedule and no surprises. Express service in 1-2 weeks is available at an additional charge.

      STEP 01

      Intake & advice

      By phone or digitally, approximately 30 minutes. We discuss your wishes, property type, budget and permit prospects in your area. You receive a fixed-price quote the same day.

      STEP 02

      Survey

      Measuring the existing situation via a site visit, 3D scan or your photos and existing drawings. This is where we prevent the measurement errors that online templates typically fail on.

      STEP 03

      Drawing in CAD

      Modelling in Revit and AutoCAD. Floor plans, elevations and sections of both existing and new, with NEN 2580 area calculation. You receive the first set for review.

      STEP 04

      3D + details + aesthetic review

      3D visualisation, detail drawings at 1:5 and a preliminary aesthetic review against your municipality's aesthetic policy. We catch issues here, not at the municipality.

      STEP 05

      Delivery

      Complete set in PDF (municipality) plus DWG (contractor and structural engineer). Including revision rounds, and aesthetic review corrections are made free of charge until the set is approved.

      Frequently asked questions

      Q01Do I need a construction drawing?

      For almost every renovation: yes. A building permit can only be applied for with a complete construction drawing. Even for permit-exempt work (small rear dormer, limited extension) a drawing is advisable for the contractor and any construction mortgage. Not sure? Call or email, free advice.

      Q02What is the difference between 2D and 3D?

      2D drawings (floor plans, elevations, sections) are always required for a permit. 3D renders are not required but very useful: you see in advance what it will look like, and aesthetic review often approves faster with a good visualisation. Included with us from the Complete package.

      Q03In what format will I receive the drawing?

      Standard PDF (for yourself and the municipality) plus DWG (for the contractor and structural engineer). DWG is the open CAD format readable by all construction-related software. IFC (BIM) or Revit file available on request.

      Q04How many revisions are included?

      With Basic 1 revision round, with Complete 2 rounds and with Premium unlimited. Aesthetic review corrections are not counted, we handle those free of charge. Extra revisions with Basic/Complete: €95 per round.

      Q05Can I have my own drawing checked?

      Yes, a permit feasibility check of existing drawings for €195. We assess whether the set complies with the Bbl (Building Decree), aesthetic policy and appendix requirements. We often find missing details or non-compliant dimensions that would otherwise lead to rejection.

      Q06Express in 1-2 weeks?

      Yes, possible. Express construction drawing in 1-2 weeks for a surcharge of €495. For standard renovations only, not for listed buildings or complex cases.

      Q07What does a construction drawing cost on average?

      For a standard renovation you are typically between €695 (Basic, minor work) and €1,495 (Complete, permit-ready with 3D). Listed building or new build goes up to €2,495 and above. Use the configurator above for an indicative price, or request a fixed quote.

      Q08Do you work across the Netherlands?

      Yes. We carry out the drawings remotely and submit the building permit application to your municipality, anywhere in the Netherlands. Our home base is Amsterdam, our service area is the entire country. For every municipality we know or verify the local aesthetic review and permit requirements.

      Q09What if the aesthetic review rejects the drawing?

      We will then revise the set free of charge and resubmit it until it is approved. Aesthetic review corrections fall outside your revision rounds. Because we check against your neighbourhood's aesthetic policy in advance, 90% pass first time.

      Q10Do I need to know about this myself?

      No. You provide your wishes, photos and any rough sketch; we handle the rest. You get one dedicated point of contact and everything explained in plain language, including what the municipality requires from you.
