§01 What is the

What is a wall opening?

A wall opening is the removal of an interior wall to merge two spaces into an open living area. For a load-bearing wall, a steel beam carries the load. Drawing and structural calculation cost from €795 excl. VAT and are ready in 4 weeks (express 1-2 weeks). Internally, a wall opening is often permit-free.

A wall opening is the removal of (part of) an interior wall to merge two spaces. If that wall is load-bearing, a steel beam takes over the load above. These are the elements we draw and calculate.

    Existing load-bearing wall

    The wall that supports the floor or roof above. This is where we create the wall opening; the load above must be redirected elsewhere.

    Steel beam (HEA / HEB)

    The beam that carries the load across the opening. We calculate the profile based on span and load; this is the centrepiece of the wall opening.

    Bearing and wall plates

    On both sides the beam rests on a bearing with a steel wall plate. This is where the forces are transferred into the existing wall.

    Temporary stamps

    During the work, temporary props support the floor so that the beam can be placed safely before the wall is removed.

    Finishing and boxing in

    After installation the beam is boxed in and concealed in the ceiling or wall, neatly finished in the new open space.

    Fire-resistant cladding

    Where required, the steel receives fire-resistant cladding (for example 30 or 60 minutes), so that it meets the requirements.

Challenge: A couple in Rotterdam wanted to merge the closed kitchen and living room into one open living space. The partition wall turned out to be load-bearing, with a residential floor above it, so simply demolishing it was not an option.

Our approach: We assessed the structure, calculated the steel beam (HEA 180 spanning 3.2 m) and drew the bearing points left and right in the existing wall. Because it is an internal intervention that does not alter the exterior, no permit was required. The contractor could get started straight away with the drawing and calculation.

Result: A spacious, light-filled kitchen-diner with no permit process required. Drawing with structural calculation in 4 weeks, the wall opening itself completed in two days.

FAQ about wall openings

Q01Do I need a building permit for a wall opening?

Often not. An internal wall opening does not change the exterior of the property and is therefore usually permit-free. However, a load-bearing wall always requires a structural calculation, and in a flat or with an owners' association consent (and sometimes a notification) is required. Extra care applies to a listed building. We check your situation free of charge.

Q02What does a wall opening and structural calculation cost?

A drawing with structural calculation for a wall opening in a load-bearing wall costs from €795 excl. VAT. The structural calculation for the steel beam is already included. The construction by a contractor (steel, demolition, bearing and finishing) is indicatively between €1,500 and €4,000 per opening, depending on the span.

Q03How do I know if the wall is load-bearing?

A load-bearing wall supports the floor or roof above and is usually thicker, runs perpendicular to the floor joists or continues across multiple floors. If you are unsure, we assess it on the basis of the construction drawings or a photo of the situation. A structural calculation is always required for a load-bearing wall.

Q04Is a wall opening permitted in an apartment or with a homeowners association?

Often yes, but you need permission from the owners' association (VvE) because a load-bearing wall is part of the shared structure. The VvE usually requests a structural calculation. We provide exactly the calculation and drawing that the VvE and the structural engineer need.
