Removing a wall to create an open kitchen, living-dining area or a more spacious layout. With a load-bearing wall, a steel beam and structural calculation are the core elements. We deliver the drawing and calculation from €795 excl. VAT, ready in 4 weeks. An internal wall opening is moreover often permit-exempt.
A wall opening is the removal of an interior wall to merge two spaces into an open living area. For a load-bearing wall, a steel beam carries the load. Drawing and structural calculation cost from €795 excl. VAT and are ready in 4 weeks (express 1-2 weeks). Internally, a wall opening is often permit-free.
A wall opening is the removal of (part of) an interior wall to merge two spaces. If that wall is load-bearing, a steel beam takes over the load above. These are the elements we draw and calculate.
The wall that supports the floor or roof above. This is where we create the wall opening; the load above must be redirected elsewhere.
The beam that carries the load across the opening. We calculate the profile based on span and load; this is the centrepiece of the wall opening.
On both sides the beam rests on a bearing with a steel wall plate. This is where the forces are transferred into the existing wall.
During the work, temporary props support the floor so that the beam can be placed safely before the wall is removed.
After installation the beam is boxed in and concealed in the ceiling or wall, neatly finished in the new open space.
Where required, the steel receives fire-resistant cladding (for example 30 or 60 minutes), so that it meets the requirements.
Four questions, about 30 seconds. No obligation.
An internal wall opening does not alter the exterior and is often permit-free. For a load-bearing wall a structural calculation is required; this is already included in our price. From €795 excl. VAT. Request a no-obligation quote for your exact situation.
Indicative calculator. The drawing with structural calculation is a fixed price; the construction work is carried out separately by a contractor.
* We provide the drawing and structural calculation (and permit or notification if required). The construction work is carried out separately by a contractor; that amount is an estimate per wall opening. Request a quote for the exact drawing and calculation costs.
From a single clean wall opening to a complete replanning of a floor. We calculate the steel and draw what is permitted and what works.

A wide span to open two rooms into one living space. A larger span means a heavier section and a precise structural calculation.
Multiple wall openings and new partition walls to fully redesign an entire floor. More beams, a comprehensive plan and a complete structural calculation.
If you want more space and light, there are several ways to achieve it. A wall opening is the most affordable option and creates a much more spacious feel, but does not add floor area. Here is how it compares to an extension and a dormer.
An internal wall opening is usually permit-free, but a load-bearing wall always requires a structural calculation. Additional rules apply to apartments and listed buildings. A few typical situations.

Challenge: A couple in Rotterdam wanted to merge the closed kitchen and living room into one open living space. The partition wall turned out to be load-bearing, with a residential floor above it, so simply demolishing it was not an option.
Our approach: We assessed the structure, calculated the steel beam (HEA 180 spanning 3.2 m) and drew the bearing points left and right in the existing wall. Because it is an internal intervention that does not alter the exterior, no permit was required. The contractor could get started straight away with the drawing and calculation.
Result: A spacious, light-filled kitchen-diner with no permit process required. Drawing with structural calculation in 4 weeks, the wall opening itself completed in two days.
A wall opening is a relatively minor intervention with a major effect on living comfort. What you need to know.
An internal wall opening does not alter the exterior and is therefore usually permit-free. For a load-bearing wall, a structural calculation is always mandatory; we include this.
SOURCE · BBL / ENVIRONMENT ACT 2026A load-bearing wall is part of the shared structure. For a wall opening you need approval from the owners' association; they almost always request the structural calculation.
ADVICE · Owners' association rules + calculationAn open living space often makes the home more attractive and can be co-financed through a renovation mortgage (up to 106% of the value after renovation).
BRON · NHG.NL 2026Often not. An internal wall opening does not change the exterior of the property and is therefore usually permit-free. However, a load-bearing wall always requires a structural calculation, and in a flat or with an owners' association consent (and sometimes a notification) is required. Extra care applies to a listed building. We check your situation free of charge.
A drawing with structural calculation for a wall opening in a load-bearing wall costs from €795 excl. VAT. The structural calculation for the steel beam is already included. The construction by a contractor (steel, demolition, bearing and finishing) is indicatively between €1,500 and €4,000 per opening, depending on the span.
A load-bearing wall supports the floor or roof above and is usually thicker, runs perpendicular to the floor joists or continues across multiple floors. If you are unsure, we assess it on the basis of the construction drawings or a photo of the situation. A structural calculation is always required for a load-bearing wall.
Often yes, but you need permission from the owners' association (VvE) because a load-bearing wall is part of the shared structure. The VvE usually requests a structural calculation. We provide exactly the calculation and drawing that the VvE and the structural engineer need.
We deliver the drawing with structural calculation within 4 weeks (express 1-2 weeks). Because an internal wall opening is often permit-exempt, you can usually have the work carried out immediately without waiting for a municipal decision period. The opening itself typically takes only 1-2 days.
Yes. We draw and calculate wall openings across the Netherlands. We do the drawing and calculation work remotely, based on your existing drawings or survey; if a permit or notification is still required, we arrange that with your municipality.
A fixed-price quote within 1 working day. Free check on whether your wall opening is permit-free and whether the wall is load-bearing. No obligation.
