Maximum views over the Heuvelrug
The owners of a spacious villa in Bilthoven wanted to detach the dining area from the kitchen and relocate it to a separate, bright room overlooking the forest garden. The property is situated on the wooded Utrechtse Heuvelrug, a rural area with strict rules for extensions. Nevertheless, a compact conservatory of 14 m² proved entirely permit-free thanks to the large back garden and the correct positioning relative to the plot boundaries.
02 · Our approach
Slender steel profiles for maximum glazing
We designed a conservatory with extra-slender steel profiles that provide maximum glazed surface area. The roof is entirely in glass with a light anti-reflective coating that limits excessive heat build-up in summer. The conservatory connects to the existing tiled floor of the living room, so there is no height difference. We resolved ventilation with tilt windows in the roof plane that open automatically when the indoor temperature becomes too high.
03 · Result
Permit-free, immediate start
The contractor was able to start within two weeks of receiving the drawings. The 14 m² conservatory is now the family's favourite spot: a bright dining room with a panoramic view of the woodland garden. The insulated glazing ensures the space is comfortable even in winter. The clients are extremely satisfied with the result and immediately commissioned Tekenpunt for a new bathroom.
