Ridge shift: permit and costs

A ridge relocation shifts the ridge sideways or toward the rear so that more space or headroom is created on one side of the roof. The result is an asymmetric roof: the two roof planes no longer have the same pitch. This gives you more usable space on the desired side, but it also fundamentally changes the roof shape and the appearance of the house. For this reason, a ridge relocation almost always requires an environmental permit and is subject to aesthetic review. What is a ridge relocation?

The ridge is the highest point of a gable roof: the line where the two roof planes meet. On a standard gable roof, the ridge runs exactly through the centre above the home and both roof planes are equally wide and equally steep. With a ridge relocation , you shift that ridge sideways or backwards. The ridge stays at roughly the same height, but is no longer in the centre. The result is an asymmetric roof with one shorter and steeper roof plane and one longer and shallower roof plane.

By shifting the ridge to one side you immediately gain more usable floor area and standing height on that side. This is useful if you want more space on the garden side of the home, or if you want to alter the attic layout and need more standing height in one specific place.

Difference from a ridge raise With a ridge raise the ridge goes up: the standing height increases across the full attic width. With a ridge relocation the ridge moves sideways rather than upward, or barely upward at all. The total building height therefore does not need to change, which in some cases makes the permit process somewhat simpler than with a ridge raise. Nevertheless, a ridge relocation is almost always subject to a permit, because the roof shape and appearance change fundamentally.

Difference from a roof extension A roof extension is an addition on top of the facade that adds an extra storey; the existing roof surface disappears. With a ridge relocation the roof remains recognisably present, but with a changed geometry. This difference is relevant for the aesthetic review: a ridge relocation is less drastic than a roof extension, but more far-reaching than a dormer.

Ridge shift or ridge raise: what is the difference?

The terms are often mixed up, but they are two different interventions. With a ridge raising the ridge (the highest point of the roof) goes up: the whole roof becomes higher and you gain standing height across the full width. With a ridge relocation the ridge height stays the same, but the ridge shifts towards the front or rear facade. One of the roof planes becomes steeper as a result, creating extra headroom and usable space on that side. In practice, both interventions are also combined: the ridge is then raised and shifted at the same time. Which variant suits your situation depends on your roof structure, the desired gain in space and what the zoning plan and aesthetic policy allow. Permit: almost always mandatory

A ridge relocation almost never falls within the permit-free categories of the Bbl. The permit-free routes in the Bbl are intended for limited modifications such as a dormer on the rear roof surface, provided it meets strict dimensional requirements. A ridge relocation changes the roof shape as a whole and does not fall under those categories.

What does the municipality check? When assessing the permit application, the municipality evaluates two things. First, whether the new roof shape fits within the rules of the environment plan: the environment plan specifies a maximum building height per plot and sometimes also a maximum eave height. Because the ridge in a ridge relocation does not necessarily become higher, the home often remains within the maximum building height when the ridge shifts sideways. Second, the municipality assesses whether the modified roof shape is spatially acceptable, partly through the aesthetic review.

When is a permit mandatory? In virtually all cases of a ridge relocation an environmental permit is required. This certainly applies when the ridge is visible from the public space (front or side), when the home is in a protected townscape or village conservation area, or when it concerns a national monument. Deviation from the environment plan Because a lateral ridge relocation does not require raising the ridge, there is a greater chance that the home stays within the maximum building height than with a ridge raise. That makes a difference: you then do not need a deviation from the environment plan and can suffice with a standard application for an environment plan activity. The role of aesthetic review

An environmental permit alone is not enough: in most municipalities an aesthetic review committee or mandated official also assesses whether the modified roof shape suits the home and its surroundings. A ridge relocation changes the profile of the home visibly, even when the height remains the same. This makes the aesthetic review a serious step.

What does aesthetic review assess for a ridge relocation? The committee looks at the relationship between the new asymmetrical roof and the facades, the way it connects to the architecture of the street and neighbouring homes, and the choice of materials on the modified roof surface. In terraced housing or in neighbourhoods with a consistent building rhythm, a deviating roof profile is difficult to justify: the home then visibly stands out from its neighbours. In areas with more variation in building style, or with detached homes, there is generally more room for judgement.

Sunlight and neighbours A lateral ridge relocation can affect the light entering neighbouring properties. In a continuous row of houses where the ridge shifts sideways toward the plot boundary, this can be a point of attention, both for the aesthetic review and for the relationship with neighbours. Structure: a revised roof structure

If the ridge is moved toward the rear rather than sideways, the length of the tile covering at the front and rear also changes. This has consequences for water drainage and the connection to the gutters.
