Narrow plot limits the width of the dormer under permit-free rules
The property in Tanthof was part of a row of narrow terraced houses with a plot width of just 5.1 metres. The permit-free rules tie the maximum width of the dormer to two-thirds of the width of the roof surface. That left little margin. The owner still wanted as much light and usable space as possible in the attic, and was unsure whether the desired width was still just within the permit-free limits.
02 · Our approach
Precision work to achieve the best possible result
We measured the exact width of the roof surface and calculated the maximum permit-free width. By making a smart choice of window arrangement and placing two wide window sections in a narrow frame, we still brought in plenty of light. The setback of the dormer from the ridge just met the 0.5-metre requirement. The result: maximum dormer, no permit procedure required.
03 · Result
Light bedroom without waiting time
After installation, the attic room gained 5 m² of extra usable space with good headroom. Two large window frames provide daylight in the bedroom. Because the dormer was permit-free, the owner could engage a manufacturer immediately upon receipt of the drawings. The dormer was in place just 4 weeks after the commission. The owner did not have to wait a single moment for a municipal decision.
