Rear dormer above the permit-free threshold
The owners wanted to significantly enlarge the attic room on the garden side: the desired width was greater than the 4.6 metres applicable to the rear of a detached property in Apeldoorn. A building permit was therefore unavoidable. At the same time, they did not want a major structural intervention: the existing roof structure had to remain largely intact and the finish had to match the 1970s appearance of the property.
02 · Our approach
Permit application with emphasis on garden orientation
We designed the dormer so that its width only slightly exceeded the threshold: wide enough for the desired space, but not so wide that it became a conspicuous addition. In the permit application we emphasised the garden-facing position: the dormer was not visible from the street. The municipality of Apeldoorn assessed the application positively. The structural details were straightforward because the existing purlin structure could largely be reused.
03 · Result
Spacious rear room with garden view and standing height
After the dormer, the attic has an extra 7 m² of usable floor area with a standing height of nearly 2.2 metres across the full width. The wide south-facing window section gives the space plenty of natural light and a fine view of the garden. The building permit was granted in 6 weeks, the contractor built the dormer in four days. The owners said the space is now the most popular part of the property.
