Corner house with two street-facing facades in a busy neighbourhood
The corner house in the Muntel had two street-facing facades visible from public space. The 's-Hertogenbosch aesthetic policy sets higher standards for roof extensions visible on more than one facade: materials and facade composition had to be convincing on both sides. At the same time, the owner wanted to make full use of the additional roof extension potential that the corner position offered, maximising the usable floor area.
02 · Our approach
Design with two facade expressions in one cohesive volume
We designed a roof extension in which the main facade receives a clean brick cladding and the side facade achieves a lighter composition via a corner window. By elaborating both facades down to detail level in the construction drawings, the aesthetic review committee could give an immediate verdict. We also held an informal consultation in advance with the municipal urban planner about the roof extension height in relation to the neighbouring plots.
03 · Result
32 m² with two facades that enrich the streetscape
The building permit was granted within 7 weeks. The clients gained 32 m² of living space: a large master bedroom with walk-in wardrobe and a second bedroom with a view over the neighbourhood. The corner position proved ideal for daylight on the upper floor: both facades bring in light when the sun is not shining on the other side. The contractor completed the shell within three weeks.
