Fortified town with strict aesthetic review requirements
The canal-side property in Naarden-Vesting dates from the 17th century and is located within a UNESCO-protected fortified area. The municipality of Gooise Meren applies strict aesthetic review criteria here: structural interventions must not affect the monumental character of the roof and facades. In addition, the fortress walls are in close proximity, imposing restrictions on the depth of excavation works and ground movement.
02 · Our approach
Compact structure within fortification boundaries
We designed a basement space that falls entirely within the existing footprint of the building, so that the fortress walls remain untouched. The structure consists of a cast concrete box with light domes in the rear facade for natural light. All drawings were aligned with the requirements of the municipal heritage committee. Because the plans precisely matched the protected framework, the permit passed the aesthetic review in a single round.
03 · Result
30 m² light basement space, permit in 11 weeks
The basement level provides 30 m² of usable space, fitted out as a workspace with natural light admitted through roof lights in the pavement. The building permit was granted within 11 weeks. The building in the fortified town looks unchanged. The contractor could get to work immediately with the construction-ready details without additional coordination.
