01 · Challenge
Father close by after hospitalisation
Following a stroke suffered by the resident's father, the family wanted to accommodate him on their own plot in Apeldoorn. The house itself had no room for an additional bedroom. The rear garden was large enough for a detached unit. The municipality of Apeldoorn applies an extensive application process for care annexes: a substantiated declaration from the treating specialist was required in addition to the standard care declaration. Furthermore, the unit could not be given a permanent designation; the designation had to be temporary.
02 · Our approach
Permit set including medical substantiation
We designed a unit of 38 m² that was easily accessible from the house and for which the rear garden remained largely green. The layout included an adaptable bedroom, a level-access bathroom and a compact kitchen-living area. We compiled the complete application including the medical substantiation, the site plan with building coverage percentage and the fire safety notification obligation. Based on the specific requirements of the municipality of Apeldoorn, we submitted the application as a temporary exemption for residential use.

Father recovers at home, on own plot
The permit was granted within 7 weeks, with a term of 5 years. The living unit has been built and the resident's father moved in four months ago. He is recovering well and finds the proximity to his child and grandchildren a great support. The level-access bathroom and wide circulation spaces ensure that a walking frame also fits without difficulty. The family can drop in at any time, while the father also retains his privacy. That is the strength of a well-designed care annex.
