Near-rotten roof on a corner house in Arnhem-Noord
The owners of a corner house in the Presikhaaf district of Arnhem discovered during a renovation inspection that several rafters and the ridge beam had been affected by wood rot. The situation was so serious that partial repair made no sense: the complete roof had to be replaced. At the same time, this was the ideal moment to raise the insulation value from the minimal Rc 0.4 to a contemporary Rc 4.5 package. The corner location made the structural assignment more complex due to the intersecting roof planes.
02 · Our approach
Integrated design, including corner detail
We drew the complete replacement of the roof structure, including a special corner detail for the junction of the two roof planes. The purlins, trusses and ridge beam were dimensioned in line with current load standards. The insulation package consists of 200 mm PIR insulation on the purlins, with a vapour barrier and a water-resistant underlay. We arranged the permit notification with the municipality of Arnhem with all required appendices, including the structural report and insulation calculation.
03 · Result
Completely new roof, building permit in 4 weeks
The permit notification was approved within 4 weeks. The roofer could start immediately with the construction-ready documents. The new roof has a full insulation layer of Rc 4.5, new battens and new ceramic roof tiles that match the colour of the housing row. The corner detail is neatly finished with a custom zinc gutter piece. The residents reported a noticeably lower gas consumption after the first winter.
