Wassenaar sets strict requirements for new build in green areas
The client had acquired a large plot in the wooded surroundings of Wassenaar and wished to have a detached villa of approximately 380 m² designed and built. Wassenaar has a strict zoning plan for its rural zones: maximum building height of 8 metres, minimum distances to plot boundaries, a maximum building coverage of 25% and an aesthetic review requirement for architecture in keeping with Wassenaar's villa character. In addition, the water management on the plot had to be demonstrated through a water assessment, as the municipality imposes requirements on infiltration provisions for new builds on unpaved ground.
02 · Our approach
Design that respects the plot and its surroundings
We began with a plot analysis mapping out the maximum development potential based on the zoning plan. We then designed a villa with a rhythmic brick-and-timber facade composition in keeping with Wassenaar's building tradition, but with a contemporary floor plan featuring an open living area of 80 m², five bedrooms and a large basement swimming pool. The water assessment was completed positively through the design of an infiltration system and rain garden in the garden. We prepared all construction drawings and structural calculations and handled the complete building permit application.
03 · Result
Villa completed, building permit in 14 weeks
The building permit was granted within 14 weeks, including a positive aesthetic review opinion. The 380 m² villa has since been completed: two storeys with a spacious living area, large glazed sections facing the garden and a fully below-grade basement with swimming pool and technical room. The contractor had a complete package of working drawings and structural calculations enabling an immediate start without additional consultation. The infiltration system in the garden fully satisfies the Wassenaar water assessment.
