Limited space, maximum gain
A young family in Alkmaar-Noord had been struggling with insufficient space on the ground floor for years. The terraced house has a typical narrow, deep floor plan from the 1970s: a small living room at the front and an impractical kitchen at the rear. An extension of 14 m² proved just enough to redesign the entire ground floor as one large open-plan kitchen-living area. The adjacent garden shed on the plot had to be relocated to make the extension possible.
02 · Our approach
Smart design within the plot boundaries
We relocated the garden shed to the side of the plot and designed a compact extension making maximum use of the available width. A large roof window in the roof plane provides adequate daylight access. The municipality of Alkmaar has a fairly flexible aesthetic policy for rear facade extensions on this type of property, which significantly accelerated the permit process. The structure is entirely in timber frame, in keeping with the existing construction.
03 · Result
Permit in 6 weeks, property fully converted
The permit was granted within 6 weeks. After the renovation, the family has a spacious open-plan kitchen-living room that opens onto the garden via sliding doors. The natural light, thanks to the roof window, is excellent even on overcast days. The contractor worked from the execution drawings delivered by Tekenpunt without any additional consultation. The project was completed within budget and on schedule.
