More living space without permit delays
The owners of a detached house in Bussum wanted to extend the ground floor with a spacious dining and living room that connects to the garden. The choice of a single-storey extension with a flat roof offered the opportunity to remain entirely within the permit-free category. To achieve this, the design had to be carefully aligned with the dimensions and the rear building line.
02 · Our approach
Custom precision to the centimetre
We worked out the design to the centimetre: the extension stayed just within the 4-metre limit behind the rear facade and below the 3-metre parapet. The roof surface was included in the plan as a green sedum roof, which is also the best technical choice for flat roofs in the Gooi region. We resolved the steel structure with a free-spanning beam, so no intermediate columns are needed in the new living space.
03 · Result
Start immediately, no need to wait for a permit
Because the design was worked out as permit-free, the contractor could start within two weeks of receiving the drawings. The 22 m² extension is fully integrated into the ground floor and connects to the back garden via a wide sliding door. The clients are delighted with the amount of natural light and the seamless indoor-outdoor flow.
