Cracking chimney, leaking roof after removal
The owners of a semi-detached house in Tilburg-Centrum had a large masonry chimney that had not been in use for ten years. A roof maintenance inspection revealed that the chimney base had come loose from the brickwork and the lead flashing was leaking around the base. The chimney had to be removed, but this left a gap in the roof of approximately 50 by 30 centimetres that needed to be neatly closed. A contractor requested a drawing for the correct connection of the roof tiles and rafters.
02 · Our approach
Roof junction detail and permit notification
We drew the repair of the roof structure at the location of the chimney: the rafters had to be supplemented, the waterproof underlay connected and the roof tiles fitted. We produced a clear construction detail for the contractor with the exact dimensions of the new rafter connection and tile layout. At the same time we handled the permit notification to the municipality of Tilburg, as removing a chimney that passes through the roof requires a permit.
03 · Result
Leak-free roof, permit within 3 weeks
The permit notification was approved within 3 weeks. The roofer could use the construction detail to see exactly how the rafter connection and tile layout had to be executed. The roof is leak-free after completion: the roof tiles fit seamlessly and the rafters have been correctly supplemented. The owners had also immediately asked for the inner wall to be checked for moisture damage. That assessment fell outside our scope, but the roofer reported that everything stayed dry after the first rainfall.
