Converting a commercial building with outdated installations
The owner of a vacant office and commercial building in Eindhoven city centre wanted to convert the three storeys into eight small apartments of 38 to 52 m². The building had outdated electrical and drainage systems that needed full replacement, but the structure was sound enough for reuse. Eindhoven's zoning plan sets strict minimum dimensions for new residential programmes and imposes parking requirements for the conversion of commercial real estate. We had to demonstrate compliance with the parking standard through a mobility plan before submitting the building permit application.
02 · Our approach
Eight compact but comfortable units
We designed eight apartments where each unit has its own bathroom, kitchen and storage room. The installations were hidden centrally in the corridors behind suspended ceilings, significantly reducing construction time. For the parking standard we drew up a mobility plan demonstrating that the city centre is within walking distance of public transport hubs, leading the municipality to agree to a reduced parking standard. The splitting documentation for all eight apartments was prepared, including the homeowners' association rules and apartment indices.
03 · Result
Eight permitted apartments, fully developed
The building permit was granted within 12 weeks, including approval of the mobility plan for the parking standard. The eight apartments have since been completed and are fully let to first-time buyers and single-person households. Thanks to our complete drawing package, the owner had all the documents needed for the notarial execution of the deed of division. Thanks to the detailed pipe routing diagrams per floor, the contractor could get started immediately without additional consultation.
