New commercial warehouse on a new business park in Flevoland
A transport company purchased a plot on the new business park Trekkersveld IV in Zeewolde. The municipality of Zeewolde imposed strict requirements in the design quality plan regarding roof pitches, facade materials and building coverage ratios. At the same time, the warehouse had to be laid out as efficiently as possible: space for a lorry and small fleet, an office section of approximately 50 m² and a wash bay. The location in an open polder landscape also required extra attention in the wind load calculation.
02 · Our approach
Compact design that meets the visual quality plan requirements
We designed a warehouse of 480 m² with a built-in office area on the ground floor and a separate wash area on the side facade. The roof tile was matched to the requirements of the municipality of Zeewolde's design quality plan. We calculated the steel portal frames for the free span of 16 metres and drew up the foundation calculation in accordance with the Flevoland polder soil conditions. The building permit application was submitted with all required attachments.
03 · Result
Permit in 9 weeks, ready for construction
The building permit was granted within 9 weeks. The municipality requested one additional document on rainwater drainage, which we delivered within two days. The contractor started work immediately after the permit was issued. The warehouse has since been completed and is in use: a 480 m² industrial hall with an internal workshop of 50 m², plenty of daylight via a roof light, and an efficient driving route for the lorry.
