Penthouse with too much headroom above the bed
The owners of a penthouse apartment in Rotterdam-Zuid enjoyed the double-height ceiling in the living room, but the sleeping area consisted of a small floor in a corner. A mezzanine floor across the full width of the sleeping zone would yield an extra 20 m². The challenge was the glazed facade: the steel structure could not block the windows or the ventilation system and could not be fixed to the concrete external wall of the building.
02 · Our approach
Slender IPE beams, no facade attachment
We designed a slender steel structure of IPE 200 beams supported by two inner columns and an internal wall. The beams run parallel to the facade without touching the glass or the facade sills. The structural engineer calculated the deflection and verified the fire rating in accordance with the Building Decree. Because the structure is entirely inside the apartment and the external shell remains untouched, no permit was required.
03 · Result
20 m² extra bedroom floor, view preserved
The mezzanine floor provides 20 m² of sleeping space with an unobstructed view of the Maas through the existing windows. The ground-floor living area still has double height on the window side. The steel structure was assembled in 2 days. No permit required, no aesthetic review and no consultation with the owners' association required for a structural intervention on the exterior facade.
