Attic too low without a dormer
The corner property in Dordrecht-Crabbehof had a storage attic of 22 m² with low knee walls and barely any standing height. Without a dormer there was too little natural light and standing height for a bedroom. A front-facing dormer offered the solution: it significantly increases the usable area and raises the standing height across the full width. However, a front-facing dormer does require a building permit from the municipality of Dordrecht.
02 · Our approach
Flat-roof dormer on front roof slope
We designed a dormer with a flat roof spanning 3/4 of the property width. The design complies with the dormer aesthetic review criteria of the municipality of Dordrecht: parapet at least 0.3 m below the ridge, sides at least 0.5 m from the property boundary. The dormer contains two tilt-and-turn windows for ventilation. We submitted the building permit and provided the technical drawings for the contractor including the dormer construction and drainage detail.
03 · Result
20 m² bedroom with bathroom, permit in 6 weeks
The attic floor now offers 20 m² of usable living space: a spacious bedroom with two roof windows and a compact en-suite bathroom. The building permit was granted within 6 weeks. The contractor could start straight away with the complete construction drawings. The streetscape looks fitting for the neighbourhood.
