Making a low attic space suitable for habitation
The semi-detached house in Nijmegen-Oost had an unused storage attic of approximately 20 m² with low knee walls. The usable floor area with a minimum standing height of 1.5 m was only 12 m². To use the space as a proper bedroom with en-suite bathroom, the knee walls had to be raised and natural light had to be introduced. A dormer was not needed: a roof window was sufficient and remained permit-free.
02 · Our approach
Raised knee walls and roof window on rear roof slope
We designed new knee walls 1.0 m high, increasing the usable floor area with standing height to 18 m². A Velux roof window on the rear roof plane provides natural light and ventilation. Because the roof window is on the rear roof plane and the knee wall modification is internal, no building permit was required. We delivered the complete construction drawing for the contractor, including staircase position and bathroom layout.
03 · Result
18 m² bedroom with en-suite bathroom
The attic now offers 18 m² of usable living space: a spacious bedroom with roof window and a compact en-suite bathroom with shower. The daylight level meets the Building Decree requirements for a bedroom. The contractor completed the renovation in 2 weeks. No permit required, no contact with the municipality.
